In the Pacific Northwest, 3-tab asphalt shingles realistically last 15 to 20 years, architectural shingles 20 to 28, and designer-grade lines up to 35. The grade you choose matters more here than in most of the country, because our moss and moisture punish the thin end of the market hardest. Here is how the grades compare and how to get the most out of whichever is on your roof.
The three shingle grades, compared for King County conditions
| Grade | Build | Realistic Eastside lifespan | Where it fits |
|---|---|---|---|
| 3-tab | Single flat layer, lightest mat | 15 to 20 years | Budget re-roofs, rentals, short ownership horizons |
| Architectural | Laminated double layer | 20 to 28 years | The default for most Bellevue and Eastside homes |
| Designer | Heaviest mat, largest profile | 28 to 35 years | Long-term owners, steep visible rooflines |
The gap between grades widens in our climate. A thin 3-tab shingle that loses granules to moss and constant damp has little reserve left. A laminated architectural shingle with twice the material takes the same abuse and keeps performing.
What ages shingles fastest on the Eastside
North-facing slopes under tree cover are the failure point on most local roofs. They stay shaded and damp, moss establishes there first, and the granule loss starts years before the sunny south slope shows any wear. If you want to know how your roof is really doing, look at the north side.
Getting the full lifespan out of your shingles
Keep moss off with periodic cleaning and treatment, keep the attic ventilated so heat and moisture escape, and deal with small failures early: one lifted shingle or cracked pipe boot is a cheap fix now and an interior repair later. We covered the broader picture of roof aging in our guide to how long roofs last in King County; the short version is that maintenance, not luck, is what separates a 20-year roof from a 28-year roof.
When replacement beats repair
If the roof is past 20 years and showing widespread granule loss, curling, or repeat leaks, putting money into repairs is usually throwing good after bad. A roof with one localized problem and years of life left is a different story. An honest inspection tells you which roof you have.
Frequently asked questions
Are 3-tab shingles still worth installing in Washington?
Only in narrow cases: a rental you plan to sell, or a strict budget with a short horizon. For a home you will keep, the price difference to architectural shingles buys you roughly a decade of extra service in this climate.
Why does the north side of my roof look so much worse?
It gets less sun, dries slower, and grows moss first. That is where granule loss and shingle lifting start on most Eastside roofs, so inspect that slope when judging the roof’s condition.
Can upgrading ventilation really extend shingle life?
Yes. An under-ventilated attic bakes shingles in summer and traps moist air in winter, aging the roof from below. Ridge vents and clear soffit intake are among the cheapest years-of-life you can buy.
How often should I have my shingles inspected?
Every couple of years for a roof under 15, and annually after that, plus a check after any major windstorm. Small problems found early are the difference between a repair bill and a replacement.
