How much does a metal roof cost compared to asphalt shingles?
About two to three times as much up front. A standing seam roof on a typical home here runs $32,000 to $54,000 installed, and our metal roof cost guide breaks that number down by system. Metal also lasts two to three times as long, so if you plan to stay, the cost per year comes out close, and often in metal's favor.
Metal or asphalt shingles: which makes more sense for my home?
Metal, if you plan to stay 15 years or more, your roof sits under tall firs or cedars, or you're done paying for moss treatments. Asphalt, if the budget is tight right now or you may sell before the higher price pays you back. Asphalt costs less and goes on faster. Metal sheds rain and needles better and gives moss nothing to grip.
How long does a metal roof last in Western Washington?
40 to 70 years for a properly installed system. Moss also has a much harder time getting established on metal, which matters here more than almost anywhere.
How does a metal roof handle rain, snow and fir needles?
Rain runs straight off it. NOAA's station at Sand Point, across Lake Washington from Kirkland, averages 37.8 inches a year, 73 percent of it from October through March. Snow is rarer there (about 3.8 inches a year), and it slides off metal instead of sitting on it, which is why snow guards go over doors and walkways. Needles take the most care. Tree canopy covers about 38 percent of Kirkland, 39.3 percent of Bellevue and 54 percent of Sammamish, so plan on clearing valleys and gutters once or twice a year.
Can a leaking metal roof be repaired, or does it need replacing?
Most can be repaired. Leaks usually start around the panels, not in them: screws whose rubber washers have dried out, old sealant at flashing and vent pipes, or a valley packed with needles. Replacement makes sense when rust has eaten through panels across the roof, seams are separating or panels are lifting, or a leak keeps coming back after a proper repair.
Is a metal roof noisy in the rain?
Not on a residential install. Over solid decking and underlayment, a metal roof is about as loud as asphalt shingles. The loud-rain reputation comes from open-frame barns and patio covers.
Can you install metal over my existing shingles?
We recommend a full tear-off. It lets us inspect and repair the decking and keeps the manufacturer warranty clean. Installing over old shingles hides problems that get expensive later.
Do you charge for the inspection or estimate?
No. Both are free. You get a photo report and a written estimate whether you hire us or not.
