Eastside Roofers, Based in Kirkland
Prosperity Roofing works out of an office at 13223 118th Ave NE in north Kirkland, a short drive up I-405 from Bellevue. We replace and repair asphalt and metal roofs, treat moss, install seamless gutters and handle low-slope roofs on houses and small commercial buildings.
Bellevue's housing spans every decade since the 1950s. Census estimates put the median year built at 1982, and close to half of the city's homes went up before 1980, about a third of them in the 1960s and 1970s alone. On a house that age, the decking under the old shingles is what to look at first, because how much of it needs replacing decides whether the job needs a city permit. Newer homes on the Lakemont and Cougar Mountain slopes tend to have steeper roofs with more valleys, and parts of Somerset, Newport Hills and Lakemont have HOA design review that limits the materials and colors you can choose.

(425) 448-5556How It Works
On most Bellevue homes the install itself takes a few working days. The time before it goes to the inspection, the quote, ordering materials and, when the job needs one, the permit.
Call (425) 448-5556 or use the form and tell us what you see: a leak, moss, missing shingles or a roof that is simply old.
We check the shingles, flashing, vents and attic, then send the photos so you can see the roof the way we do.
Tear-off, materials by name, labor, disposal and any permit fee on separate lines, plus a per-sheet price for decking that turns out to be rotten.
When more than five sheets of decking need replacing, Bellevue requires a permit, which we file on MyBuildingPermit.com. Crews work within the city's construction hours.
We clean up, sweep the yard for nails, walk the finished roof with you, close out any permit inspection and hand over the warranty paperwork.

What Backs Your Roof
A Bellevue roof replacement from us comes with two written commitments. The shingles or metal panels also carry the manufacturer's product warranty, and the quote names each product so you know which warranty applies.
Our limited home warranty covers labor and the materials we supply for two full years, twice the usual one-year term. If something we installed fails, we come back and fix it under the terms in your contract.
Accept the estimate while it is valid and let the work start within 30 days, and the price stays put. It changes only if the scope or materials change, or if hidden damage such as rotted decking shows up that nobody could see at the inspection.

Bellevue Weather and Your Roof
The nearest weather station with 30-year normals is Seattle's Sand Point, about six miles from downtown Bellevue across Lake Washington. It averages 37.82 inches of precipitation a year, 73 percent of it between October and March, and measurable rain on 163 days. A small gap in the flashing or a cracked pipe boot gets tested over and over through the wet months, which is why most leak calls start in late fall.
Trees cover 39.3 percent of Bellevue, according to the city's 2023 canopy assessment, and some neighborhoods carry far more: the city describes nearly two-thirds of Bridle Trails as second-growth timber. Under firs, cedars and bigleaf maples, north-facing slopes stay damp, moss grows under the shingle edges and needles collect in the valleys. Moss alone is not a reason to replace a roof. If the shingles still lie flat and hold their granules, a soft-wash treatment and clean valleys buy time. If moss has lifted the edges on a roof past 20 years old, replacement usually makes more sense, and under heavy canopy a metal roof is worth pricing.
Snow is rare at lake level. Sand Point averages 3.8 inches a year and only one or two days with an inch or more of new snow. Homes higher up on Cougar Mountain, Lakemont and Somerset see more of it, and the freezing nights after a snowfall are when ice dams form at the eaves. Ice and water shield along the eaves and a well-vented attic keep that meltwater out of the house.

Bellevue Roofing Questions
Straight answers to what Bellevue homeowners ask before a roof project, from cost and permits to snow and timing.
Most 2,000 square foot homes need 20 to 25 squares of shingles (a square covers 100 square feet of roof), depending on pitch and overhangs. Our King County cost guide puts architectural asphalt on a roof that size at about $13,000 to $20,000, and Bellevue jobs tend to land in the upper half because Eastside labor costs more. Expect a higher number for a steep roof, lots of valleys, an extra layer to strip or decking that has to be replaced.
For asphalt shingles, usually yes. Architectural asphalt on a typical Bellevue house runs about $14,000 to $28,000, so a $50,000 asphalt quote needs a clear reason, such as a very large roof, a full deck replacement or a lot of complex flashing. For metal it can be a fair price: standing seam steel on a typical Bellevue home runs about $32,000 to $54,000, and aluminum standing seam about $36,000 to $58,000. Compare quotes line by line, not by the total.
It depends on the decking. The City of Bellevue does not require a building permit for a residential tear-off and reroof if no more than five 4-by-8 sheets of sheathing are repaired or replaced. Past that, the job needs a permit, filed online through MyBuildingPermit.com and followed by inspections. A new layer over the old roof needs no permit unless it adds more than 5 percent to the roof's weight, and two layers is the limit. A new or moved skylight needs a permit with plan review. When your job needs a permit, we file it and schedule the inspections.
Some, but not much at lake level. The nearest long-term station, at Sand Point, averages 3.8 inches of snow a year and only one or two days with an inch or more of new snow. Homes higher up on Cougar Mountain, Lakemont and Somerset get more. The bigger risk is ice dams: snow melts over a warm attic, refreezes at the cold eaves and pushes water under the shingles. Ice and water shield at the eaves and good attic ventilation are the defense, and we check both during an inspection.
The dry stretch from late spring through early fall is the easiest. Sand Point averages under an inch of rain in July against nearly six inches in November. Those months tend to book up first, so asking for a quote in winter or early spring gives you more choice of start dates. Replacements still happen in the wet season, between storms, but rain days can push the schedule back.
It is a rule of thumb: when about a quarter or more of the roof needs work, replacing the whole roof usually costs less over time than patching it. A repair that large pays for much of the setup, tear-off and disposal of a new roof while the rest of the shingles keep aging. Moss and shade tend to spread wear across a Bellevue roof, so we photograph every slope before you decide.
Bellevue allows construction noise from 7 a.m. to 8 p.m. Monday through Friday and 8 a.m. to 6 p.m. on Saturday, with none on Sundays or legal holidays. Repair and maintenance work on an existing single-family home gets a little more room on weekends, from 9 a.m. to 8 p.m., but heavy equipment still keeps to the standard hours. We schedule tear-off and nailing inside those windows.
Search the company on Washington L&I's Verify a Contractor tool. The registration should be active, the name should match your contract, and the bond and insurance should be current. The same page shows workers' comp status and any safety violations. Ask for a certificate of insurance, an itemized written quote and recent references nearby. A deposit toward materials is normal, but paying the full price before work starts is not. Our registration number, PROSPCL773CG, is in the footer of every page.
